We relieve owners and investors of the day-to-day burden of operation and management of their properties. Because of the high level of professionalism, our vast experience and the volume of business we do, we can usually effect cost savings and increase profitably to the extent that there is little or no increase in cost for our services.  In fact, we usually improve your property and increase your profitability.   Because of the broad field of activity in which we are involved, we can avoid most of the legal and business pitfalls that many owners are not usually aware.

All the key management personnel have earned Certified Property Manager designations.  Most of our site managers have or are pursuing Accredited Resident Manager designations and some are Certified Occupancy Specialists.  Marcrum Management Company is an Accredited Management Organization and is a member of NAHMA, AHAMA and the Board of Realtors.  Our employees are encouraged to pursue a course of learning that will directly improve their ability to do their job.

We manage all types of properties from "Class A" luxury apartment properties and elderly housing to a wide variety of government insured and subsidized properties.   Our portfolio includes high rise, low rise and garden apartments. Our clients range from single owners of one property, large groups owning several properties to corporate and non-profit owners.  We have managed many of these properties for more than 18 years and some since they were built about 20 years ago.  Our terrain extends from Alabama to California and as far north as South Dakota. 

While our portfolio changes from time to time, we usually manage about 60 properties of more than 6,500 units.  This gives us bargaining strength in all purchases, especially in insurance, carpet, appliances, paint, etc.  This gives us an edge when products or services are scarce.

How We Do It

We raise a property to its highest potential and secure the foundations for future growth.  Our staff looks at each property with an owner's perspective, focusing on possibilities, not limitations.  One of our greatest contributions to our clients is independent and objective recommendations. 

Each property is carefully evaluated to determine its advantages and disadvantages.  Including but not limited to:

    Study of property leases to determine rent potential and vacancy loss.

    Exterior inspection for "curb appeal."

    Interior inspection for calculating maintenance and operating cost.

    Inspection of building exterior, common interior areas and equipment.

    Evaluation throughout comparative studies with respect to building.

After establishing our goals and tasks needed to accomplish them, we lay the groundwork by analyzing the goals of the owner and presenting clients with a management plan.  When analyzing the owners' goals, we consider capital resources, income needs, and profit orientation.  Based on these goals we fine-tune our management plan.  Our plan is based on our experience in the field, with other clients and our objective vision.  During each step we accept that we are accountable for the result of our work. We accept this challenge each time we accept a client.

Marcrum Management eliminates a great deal of unnecessary coordination by clients.  After an initial evaluation is conducted and a final strategy is developed, growth can begin.  Under a team approach we focus on creating long-term value instead of short-term benefits.

We use a detailed reporting program and control system for each property's inventory and daily operations.  Our CAMS II Accounting System is computer-assisted control of management operation, which provides support for preventive maintenance, resident service requests, inventory control and accounting. 

Our practice of purchasing through contract agreements gives us strong control over our buying system and tends to avoid abuse.  All purchase orders must be entered throughout our system and issued by the Home Office.
